To purchase property in cash, it is not necessary to have any type of Visa, nor to be present in the USA. In the case of financing, the bank will require the presence of the customer.

First, it is suggested to the customer to open an account with a bank in the United States in the name of the person who sent the money, in this case, the customer. For doing so, the customer must be present at the bank.

After fulfilling the requirements of the Central Bank of Brazil, the client's preferred financial institution in Brazil transfers the amount required to the previously mentioned account in the United States. In order to make this transfer as advantageous as possible for our customers, we have a partner in Brazil that provides full assistance at this moment.

Regarding the payment, the last process of the deal, the customer makes a bank transfer to an Escrow Account of a Title Company, or simply issues a check. In that company there are lawyers licensed to do that process. The buyer could also send the money to an Escrow Account of ELITE itself.

After the lawyers of theTitle Company check all the documentation, they execute the purchase and the consequent transfer of the property title.

In the case of a customer who wants to make a purchase without leaving Brazil and without the need to open an account in the USA, he can make this bank transfer directly to one of the mentioned “Escrow Accounts”.

Approximately, the buyer pays around 1.5% of the property value if it is bought in cash. If the purchase is financed, this fee is around 5%.
